Radon and Real Estate Transactions
Buying or selling a house is stressful enough as it is without having to worry about radon, but it should be on your checklist! Homeowners who place their house on the market want a fast, trouble-free sale and buyers want to know that the house is safe. If a house is on the market, most buyers will want a radon inspection. If an inspector does find elevated levels of radon, don’t panic or despair. It doesn’t have to be a deal-breaker in a real estate transaction. Radon mitigation can solve the problem. Some federally insured mortgage programs, such as the Federal Housing Administration (FHA) and Housing and Urban Development (HUD), strongly urge that radon tests and radon mitigation are done before a house with their mortgage guarantee is bought or sold. In addition, the Environmental Protection Agency (EPA), the U.S. Surgeon General and the American Society of Home Inspectors (ASHI) all strongly recommend checking for radon and having radon mitigation done before a sale. With so much interest in radon, and with so much at risk in terms of your family’s health and financial investment, radon testing and mitigation should be on your “to-do” list!
